Landlords must maintain rental properties in good repair and fit for habitation, while tenants must keep their units clean and repair damage they cause. Landlord Maintenance Obligations

Structural Repairs
  • Roof repairs and waterproofing
  • Foundation and structural integrity
  • Windows and door repairs

Health & Safety
  • Functioning smoke and carbon monoxide detectors
  • Fire safety equipment and exits
  • Electrical system safety
  • Plumbing and sewage systems
Essential Services
  • Heating systems (minimum 20°C September to June)

  • Common area maintenance
Response Times
  • Emergency repairs: Immediate response required
  • Urgent repairs: Within 24-48 hours

Tenant Maintenance Responsibilities

Tenants must fulfill these maintenance obligations during their tenancy:

  • Keep rental unit clean and reasonably tidy
  • Repair damage caused by tenant or guests
  • Use appliances and fixtures properly
  • Prevent pest infestations through cleanliness
  • Report maintenance issues promptly to landlord
  • Change smoke detector batteries
  • Replace light bulbs

Ontario Maintenance Standards

Building Systems
  • Heating: Maintain minimum 20°C September 1 to June 15
  • Hot Water: Minimum 49°C (120°F) available
  • Plumbing: All fixtures in working order, no leaks
  • Electrical: Safe outlets, proper grounding, no exposed wiring
Structural Elements
  • Walls and ceilings: Free from holes, cracks, water damage
  • Floors: Level, safe walking surface, no tripping hazards
  • Windows: Operable, weathertight, proper locks
  • Doors: Secure locks, weatherstripping, proper fit
Pest Control
  • Landlord responsible for pest prevention and extermination
  • Tenant must maintain cleanliness to prevent infestations
  • Landlord must provide reasonable notice before pest control
  • Costs generally borne by landlord unless tenant caused issue

When Maintenance Issues Arise

For Tenants

1. Report maintenance issues to landlord in writing

2. Document the problem with photos and dates

3. Follow up if repairs not made within reasonable time

4. File LTB application (T6) if landlord fails to maintain

For Landlords
